How SellerProof works
What it does, why it's built the way it is, and what it means for your listings — in plain language.
How it works
What is SellerProof?
An AI listing-launch assistant built around one agent — you. The moment you take a new listing, it finds the buyer agents who match it, drafts personalized outreach in your voice, prices it with a comparative market analysis, and turns all that activity into proof your seller can see. It's tuned to your market, niche, and voice — not a generic chatbot.
What happens once I’ve listed a new property?
Four beats, in about the time it takes to pour a coffee: (1) you bring the listing into SellerProof — paste an MLS export and it cleans up the data; (2) it scores every buyer-agent saved search and shows you the matches and exactly why each one fits; (3) it drafts outreach to each agent in your voice; (4) it fires a live alert and logs the activity as seller-ready proof. Roughly three hours of launch busywork, done for you.
Does SellerProof list my property on the MLS for me?
No — and we want to be clear about that. You list on the MLS the way you do today, with all the details, photos, and disclosures. SellerProof takes it from there: bring the new listing in (or paste an MLS export) and it handles the launch work — matching buyer agents, drafting outreach, the CMA, and the proof. It reads from your listing; it doesn’t enter listings into the MLS.
What is “reverse prospecting”?
Normal prospecting hunts for buyers. Reverse prospecting flips it: the instant you list, SellerProof finds every buyer's agent whose saved search fits your property, scores each match, and shows which criteria overlap — so you reach the agents most likely to have a ready buyer first, before the listing is widely out.
What is Seller Recovery?
Seller Recovery is the workflow for finding homeowners whose property left the market unsold — usually expired listings, canceled listings, or FSBO attempts. SellerProof filters those opportunities by your farm area, price range, square footage, lot size, beds and baths, then scores the relaunch fit, flags compliance risk, and drafts seller outreach for your review.
Why would an expired listing seller be a good opportunity?
Because they already showed selling intent, but the prior attempt did not produce a sale. The opportunity is not just “call every expired.” It is finding the ones that match your market, your buyer pool, and your relaunch strategy — then approaching with a specific second-opinion plan instead of generic cold-call copy.
What’s the Instant CMA?
Type an address and get a polished, defensible Comparative Market Analysis — comparable properties, a price range, and plain-English reasoning per comp that your seller can actually follow. It's built to draw from live MLS data; the demo runs on a curated sample so it works instantly, anywhere.
Why does it sound like me, and not a generic chatbot?
Because it's configured around your profile — your market and farm areas, your niche and typical buyers, how you price, and how you communicate. Every draft and answer is generated through that lens, so outreach reads like you wrote it. Switch the configured agent and the whole assistant re-frames around that person.
Where you use it
Web app, Slack, email — which is for what?
The web app is your command center: run the launch flow, review matches, generate CMAs, see the proof. Slack is the same assistant meeting you on your phone, plus a dedicated alerts feed that buzzes you the instant a match fires. Email is the durable record — the proof you forward to your seller.
Why Slack and email — isn’t one enough?
They do different jobs. Slack is your real-time work surface: fast, internal, and it pushes to your phone. Email is the formal, forwardable record that reaches people who aren't in Slack — most importantly your seller. One creates the moment; the other creates the proof.
Why two Slack channels?
One channel is the assistant you talk to; a separate channel is dedicated to alerts. Keeping them apart means an urgent “a buyer agent just matched” notification never gets buried under conversation.
How does my seller actually see the work?
Every match and message becomes a seller-ready proof of activity, delivered by email (and Slack). Your seller sees you working from day one — the proactive launch they expect — without you doing the busywork by hand.
Trust & safety
Is it fair-housing compliant?
Fair-housing guardrails are built into the core, not bolted on. The rules live in one place that every AI output passes through, and drafts reference only property criteria — price, area, beds and baths, features, timing — never protected characteristics. And every output is a starting point for your review.
Is the AI making decisions for me?
No. Everything it produces — outreach, CMAs, answers — is a draft for human review. You stay in control, edit anything, and decide what actually goes out. It removes the busywork, not your judgment.
Can I contact withdrawn listings?
SellerProof treats withdrawn listings as watchlist-only by default. In many MLSs, withdrawn can mean the seller is still under an active listing agreement, so contacting them may be improper. Expired and canceled records are better candidates, but you still need to confirm local MLS, broker, DNC, and solicitation rules before outreach.
Does SellerProof automatically contact sellers?
No. Seller Recovery drafts call openers, SMS, email, and direct-mail copy, but it does not send real seller outreach in the demo or v1. You review the opportunity, confirm the seller can be contacted, edit the message, and decide what goes out.
Is my data private?
Privacy is a design principle here, not an afterthought. The demo uses synthetic, fair-housing-safe data and keeps no personal information in a database — a live alert, for example, carries its own data inside a secure link rather than a shared server. As we connect real data, that same privacy-first approach carries through.
How is this different from ChatGPT?
ChatGPT is a blank assistant that knows nothing about your business. SellerProof is configured around your market, your buyers, your voice, and your live listing and match data — and it's wired into the channels and workflow you already use. It does one job exceptionally well (launch a listing and prove the work) instead of everything vaguely.
What you get
How much time does it actually save?
A typical launch is hours of manual work — pulling matches, writing outreach one agent at a time, building a CMA. SellerProof compresses that to minutes. The estimates we show are deliberately conservative: about 15 minutes per outreach draft, 90 minutes per CMA, and a few minutes per match review — and it compounds across every listing you launch.
Why does my seller care?
Because the most common complaint sellers have is “I never hear from my agent.” SellerProof gives every seller visible, proactive activity from day one — and the proof to back it up. You win the listing, then prove you deserved it.
Logistics
Do I need to change my MLS or tools?
No. SellerProof works alongside what you already use. You can paste an MLS or Matrix export and it normalizes the data for you — no migration, no switching systems.
Where does Seller Recovery data come from?
The demo uses simulated expired, canceled, withdrawn, and FSBO seller records so the workflow is safe to test. In production, the same page is designed to read from an MLS status-change feed or RESO/IDX-style data source, then enrich owner/contact data through approved vendors and apply broker/MLS compliance checks before any outreach.
Where do the comps come from?
Comps are designed to come from MLS data — the only source with real, reported sold prices in Texas, since sale prices aren't public record here. The demo runs on a curated sample so it works instantly; the production CMA connects to your MLS through your brokerage.
What does it cost?
